Sliding gates fail differently from swing gates. Where a swing gate sags, a slide gate binds — and because the whole weight of the gate rides on a small number of rollers and a length of track, friction anywhere in that system destroys parts in a predictable order.

Grinding is the sound of that process starting. Left alone, a flat-spotted roller wears the track, the worn track chews the next roller, and eventually the operator strains hard enough to take out the gearbox. Catching it early is the difference between replacing a roller and rebuilding a drive system.

Track Gates vs. Cantilever

A V-track gate rides in a track set into the drive surface. Simple and cost-effective, but in Houston that ground-level track collects everything the weather brings — and a packed track is the single most common cause of a slide gate that stops moving. If your site floods or sits under trees, that is not a maintenance failure, it is the wrong gate for the conditions.

A cantilever gate hangs from rollers on posts beside the opening and never touches the ground. Nothing to pack, nothing for a truck to crush. The trade-off is geometry: a cantilever needs a counterbalance tail of roughly half the opening width running back along the fence line. When we repair a track gate for the third time on a flood-prone site, converting to cantilever is usually the conversation worth having.

Commercial and High-Cycle Slide Gates

On a warehouse, yard, or apartment entrance, a slide gate can cycle hundreds of times a day, and every one of those cycles is wear. Operators specified for residential duty burn out fast under that load, and undersized rollers flat-spot within months.

When we repair a high-cycle gate we check the operator class against the real cycle count, not the one on the original quote — and we add bollards at the operator and gate ends, because on a site with trucks the hardware will eventually get hit.
