A gate that opens on its own is unnerving and, on a commercial property, a security hole. The operator only opens when something tells it to, so the job is finding which input is firing when nobody is there. It is usually water, a short, or a setting.

Wet or shorted inputs
Houston humidity and rain are the number one cause. Moisture creates a connection where there should not be one.
- ✓Keypad with water inside: a shorted keypad sends an open signal every time it gets wet, often at night when dew forms.
- ✓Corroded or nicked wiring: a buried keypad or intercom wire with a break in the jacket shorts to ground when the soil is wet.
- ✓Loop detector false trips: a wet or cracked loop reads as a vehicle. If the loop is wired as a free-exit loop, that opens the gate.
- ✓Water in the operator's terminal strip or a junction box.
Radio and remote issues
- ✓A remote in a car or a drawer with a stuck button, or a remote wedged in a seat.
- ✓A neighbor's remote on the same frequency and code, common with older dip-switch remotes.
- ✓Radio interference from a nearby transmitter. Rare, but it happens near towers and some commercial equipment.
Settings and schedules
- ✓An app or cloud controller schedule that opens the gate at set times, often set up by a previous owner or property manager.
- ✓A timer-to-close that is misconfigured so the gate cycles.
- ✓A telephone entry system with a code that auto-opens or a directory entry that triggers open on call.
- ✓A home automation scene, Control4 or similar, that includes the gate.
Failing electronics
A control board with a failing relay or surge damage can fire the open output on its own. If every input checks out dry and clean, the board is the suspect. We test each input by disconnecting it and watching the operator; when the random opens stop, we have found it.
Frequently asked questions
My gate opens by itself at night or when it rains. What is it?+
Almost certainly a wet keypad, wet wiring, or a wet loop detector. Moisture completes a circuit that opens the gate. We find and replace the wet component.
Could someone be hacking my gate?+
It is possible but rare. Older dip-switch remotes can be duplicated. Rolling-code remotes and cloud systems are far harder. The cause is usually moisture or a stuck remote.
How do you find which input is causing it?+
We isolate each input at the operator one at a time. When the phantom opens stop, that input is the problem.
Can I stop it myself tonight?+
Temporarily, yes: switch the operator to hold-closed or disconnect the keypad wire at the operator if you know where it lands. Then call us to fix the cause.
Is this covered by the $89 service call?+
The diagnosis is. If we find a wet keypad or bad loop detector, the replacement is quoted in writing and the $89 is credited toward it.
