Your gate opener is fourteen years old and something just broke. A repair quote and a replacement quote are sitting in front of you, and they are not close. Here is the framework we use in the driveway with customers — including the situations where we talk people out of replacing.
The Two Numbers That Decide It
Age and the scale of the failure. Everything else is detail. Gate operators in Houston typically deliver ten to fifteen years when correctly sized and maintained, less when undersized or neglected. Against that lifespan:
- Under 5 years old: repair, nearly always. A single failed component on a young operator is just a repair. Replacement here is waste.
- 5 to 9 years: repair a single failed component. If several systems are going at once, weigh replacement seriously.
- 10 to 14 years: the judgment zone. Cheap repairs are still worth it; anything major usually is not.
- 15 years or older: replace. Even a successful repair buys you limited runway on a unit where everything else is equally worn.
Parts Availability Kills More Old Units Than Failure Does
This is the factor customers never anticipate. A twenty-year-old Apollo 1500 or an early Elite operator may be perfectly repairable in principle, but if the board is discontinued and the aftermarket has dried up, the repair simply is not available at any reasonable price or timeline. We run into this constantly in Kingwood, Champions Forest, Pecan Grove, and the original Woodlands villages — neighborhoods where a wave of gates went in during the same era and are aging out together.
When we diagnose an old unit, parts sourcing is part of the answer. Waiting three weeks for a specialty board on a fifteen-year-old operator is rarely the right call.
The Question Nobody Asks: Why Did It Fail?
This matters more than the repair quote, and skipping it is how people end up buying two operators in three years.
Operators rarely die of old age alone. They die from working too hard. The three causes we find over and over:
- The operator was undersized from day one. A residential unit on a heavy custom gate runs at the edge of its capacity every cycle and dies young. Replacing it with the same size repeats the outcome.
- A heaved post has the gate dragging. Houston clay moves, the gate binds, the motor fights it for two years, then burns. A new operator on an unfixed post burns too.
- Worn hinges or rollers. Same mechanism, cheaper fix, same fatal outcome if ignored.
If any of these is true, fixing the cause is not optional regardless of whether you repair or replace. Any company that quotes you a new operator without addressing a dragging gate is selling you the same failure again.
What You Gain by Replacing
Beyond just working, a current-generation operator brings things a 2008 unit cannot:
- Smartphone control and open/close alerts through myQ
- Compatibility with CellGate cloud access and modern intercoms
- Built-in battery backup that rides out Houston outages
- Current entrapment protection and force calibration standards
- A fresh manufacturer warranty, typically two to five years
For a lot of homeowners, the access control upgrade alone justifies the difference. Being able to let a contractor in from your office is worth real money if you travel or work away from home.
When We Tell People Not to Replace
We recommend repair over replacement more often than customers expect. A six-year-old LiftMaster with a dead capacitor gets a capacitor, not a sales pitch. A gate that is dragging gets the post fixed and keeps its perfectly healthy operator. An intermittent fault that turns out to be a tired backup battery gets a battery.
The tell for a company you should not hire: they quote replacement before diagnosing. If nobody has opened the operator and tested anything, the recommendation is not based on your gate.
How We Handle It
The $89 service call gets a full diagnostic and, when both paths are viable, both options side by side — repair with expected remaining life, and replacement with warranty. Plus the honest note about what caused the failure and whether that cause needs its own fix. Then you decide, with the same information we have.
$89 diagnostic — both options and an honest read
We call back within 30 minutes. Same-day service available across Houston, The Woodlands, Katy, Spring, and surrounding areas.
