The most common reason Houston homeowners give up on a gate project is not price — it is the HOA. The architectural review process feels opaque, slow, and stacked against you. It is actually none of those things once you understand what the committee needs to see. First: Yes, You Can Almost Certainly Have a Gate

Very few Houston-area HOAs prohibit driveway gates outright. What they regulate is design: height, materials, finish, setback from the street, and sometimes operator visibility. The communities with the strictest reputations — The Woodlands villages, River Oaks, the Memorial Villages — approve gates constantly. They just approve gates that meet their standards. The game is not fighting the standard; it is submitting a design that already meets it.

What the ARC Actually Reviews

  • Height: most communities cap gates at 6 feet, some allow 8 on larger lots
  • Material and style: ornamental iron is near-universally approved; solid privacy panels and chain link near-universally are not (street-facing)
  • Finish: black and bronze sail through; bright colors invite questions
  • Setback: how far off the street or sidewalk the gate line sits — this trips up more applications than any design element
  • Consistency: does it match the fence it connects to and the character of the streetscape

The Submission Package That Gets Approved First-Pass

Denials overwhelmingly happen because the submission was vague, not because the gate was objectionable. A committee that cannot picture your gate says no by default. A complete package makes yes the easy answer:

  • A dimensioned drawing of the gate design — height, width, picket spacing, finials, finish
  • A site plan showing the gate location relative to the property line, driveway, and street
  • Material and color spec — “powder-coated ornamental steel, satin black” beats “metal gate”
  • A reference photo of a comparable installed gate — ideally one already in the neighborhood
  • Operator placement note — committees like knowing hardware sits behind the gate line, out of street view

Timeline: Plan for 30-45 Days

Most Houston-area ARCs meet monthly and quote a 30-day review window. Submit a complete package and real timelines usually run two to five weeks. Miss a meeting cycle with an incomplete submission and you lose a full month — the number one avoidable delay. If You Get Denied

A denial is almost never final — it is feedback. Committees must tell you what failed, and the fix is usually minor: lower the height six inches, change a finial style, pull the gate line back three feet. We revise and resubmit as part of the job. In years of submissions across greater Houston we have yet to encounter a residential gate that could not reach approval in some form.

One Warning: Do Not Install First

Installing without approval in a deed-restricted community gives the HOA leverage to fine you monthly and, in extreme cases, force removal of a gate you paid five figures for. The approval process costs a few weeks. Skipping it can cost the whole gate. Every reputable installer will tell you the same thing — and any installer who suggests skipping it is telling you something important about how they operate.
